Charwelton’s Community Pub

We are seeking investors who wish to become members of a Co-operative Society for the Benefit of the Community. The Society purchased the freehold of the Fox and Hounds Public House in Charwelton, Northamptonshire on 19th December 2013 and following a period of refurbishment to a very high standard it has now re-opened.
Our next target is to raise another £30,000 to reduce interest payments on the loans required to purchase the building as this will reduce our exposure to debt and increase reserves that we can use to pay dividends.
This is an excellent opportunity to invest in a community asset that will serve Charwelton and surrounding villages with good beer, good food and a friendly atmosphere.
The Fox and Hounds will once again provide a much needed service to the village and surrounding areas, providing a meeting place for villagers and visitors, good freshly prepared food and seek to put the heart back into the community by offering a catalyst for social and cultural activities. The possibility of a small village shop selling basic everyday necessities is also being explored.
To become a Member of the Charwelton Community Pub and Shop Society individuals or corporates are asked to invest between £250 and £20,000 each (legal limits). Instalments are also available by Direct Debit from £25 a month for 10 months. Shares may be purchased for a person under the age of 18 but they need to be held (effectively in Trust) by a person over 18, however this cannot be a current shareholder (please ask for more details if you are interested in this option).
Membership benefits include:
- Periodic newsletters by email detailing any special offers
- Each member will be entitled to a dividend of up to 5% per annum paid gross of tax. After an initial period when the dividend might be less, the target is to pay a 3.5% annual return. With saving rates at an all time low this is more than any fixed rate savings account.
- Each member will have an equal say in how the fabric of the building is maintained and leased, irrespective of their shareholding, following the key Society principle of ‘One Member, One Vote’. The landlord will be responsible for how the pub business is run, taking both the risk and reward in exchange for a fixed rent. After the first year, the initial directors, will automatically stand down and directors will be elected by the membership. Members will also be entitled to attend the Annual General Meeting.
